One you, as the seller and buyer have signed Purchase and Sale Agreement, you and the buyer have entered into a binding legal agreement. As the seller you are legally obligated to handing the home over to the buyer in the same condition it was at the time of closing. This applies to everything that was in the agreement. When packing, be sure not to take anything that you agreed to sell. Unless you specifically mentioned certain fixtures, everything must remain in place.

Once you and the buyer have signed the Purchase and Sale Agreement, you are both under legal obligation to close. If either of you walks away from the deal, the other has the right to sue. It is important that you as the seller fulfill your responsibilities as outlined in the Purchase and Sale Agreement. Otherwise, the consequences can be quite significant.
